Process for Buying

Before we meet, we are working hard on our relationships with estate agents to make sure we can find the best, new-to-market properties before they are advertised. Here is our process:

  1. Our first meeting with you is free, at your convenience and without obligation. At this stage we present our company portfolio and get an overview of your property search requirements.
  2. If you decide on our services you pay a small retainer fee, refundable on completion of your purchase. We produce a comprehensive property questionnaire to find out your requirements in absolute detail.
  3. We then discuss this document with you either face to face or, if not convenient, via Skype or telephone. When we have ascertained the exact parameters, the search begins.
  4. We consult our property data base and scour the London property market to find your perfect match. We then contact you within 7-10 days to present our findings and examples of our interpretation of your ideal property. We want to be absolutely sure you are happy with the direction we are taking.
  5. We then search for up to 6 months (longer by negotiation) to find the right property. Throughout this period, we will alert you immediately if an appropriate property becomes available. In any case, we will contact you weekly to update you. We work intuitively to ‘put ourselves in your shoes’ finding properties that may come outside the obvious parameters but still fit within your overall criteria.
  6. When we find a suitable property we visit it to vet it on your behalf. If it matches the criteria, we will immediately arrange a viewing with you. We can often arrange times for you to see it outside normal estate agent hours.
    We can often find a property before it is officially available on the London property market, meaning you are likely to view it first. Throughout this process we offer you impartial advice and feedback to make sure you are happy with the choices offered.
  7. We discuss negotiation tactics, so when the ideal property is found we can negotiate on your behalf. Because estate agents know we act for serious buyers, we bring speed and efficiency to the process.
  8. Once the price is agreed, we can manage the entire conveyancing; liaising with the estate agent, your solicitor and mortgage broker as part of our all inclusive service. We use our expertise to hold the deal together and ensure that everything runs smoothly and speedily.
  9. In between exchange and completion we provide you with an individually tailored checklist of organisations that need to be notified about your move. Alternatively, we are more than happy to provide a ‘settling in’ service and handle the administration for you at a small additional cost.
  10. After you have exchanged, we offer a number of additional services; anything from property management to complete architectural redesign with our high quality, hand-picked specialists.
